Specialist Projects Officer

As Specialist Projects Officer, you will play a key part in the delivery and management of the Development team’s specialist projects portfolio. These include homes for Intermediate Rent, Empty Homes, Shared Equity, Shared Ownership and Open Market Sales.

In this role, you will work closely with the wider Development team to ensure our schemes and homes are marketed appropriately, and provide a professional and efficient service to our customers, maintaining and developing our Sales and Lettings reputation via our Harmoni Homes brand.

  • Ensuring proactive marketing via the Harmoni Homes website and social media chanels
  • Identifying and qualifying purchasers
  • Agreeing specifications and managing timescales
  • Liaising with stakeholders, and overseeing the legal instruction and execution, while maintaining a high level of customer satisfaction. 
  • Managing staircasing, re-mortgage and resale requests from our portfolio of Shared Equity and Shared Ownership stock
  • Ensuring re-sale covenants and Welsh Government procedures are followed
  • Facilitating valuations and legal instructions, while managing customer expectations.
  • Including but not limited to rent and service charge collection / arrears recovery, Section 20 consolation, estate management and ASB (anti-social behaviour management), in line with United Welsh’s procedures.   
  • Including marketing, qualifying applicants, void management, estate management and ASB management, in line with United Welsh’s procedures.   
  • Deliver specialist projects such as Empty Homes, Mortgage Rescue and the Leasehold Support Scheme by maximising all sources of available funding and obtaining approvals in line with Welsh Government’s procedures and funding processes.  
  • Work collaboratively and in partnership with Welsh Government, Local Authorities, developers, landlords and our repair service, Celtic Horizons, to deliver projects, achieve and maximise sales, and deliver exceptional services to our residents. 

Personal requirements

You will need to clearly demonstrate how you meet the criteria in your application and cover letter.

  • Experience of working in a housing and / or property development environment
  • Experience of Housing management and / or leasehold management
  • Ability to demonstrate attention to detail and a proactive, innovative approach to problem solving
  • Experience of using initiative and making difficult decisions, while proactively managing customers’ expectations
  • Ability to work flexibly as some weekend and evening work will be required   
  • Ability to communicate effectively and appropriately, requiring a high standard of both oral and written skills appropriate to the situation, together with experience of dealing with conflict and achieving positive outcomes
  • Experience of managing and prioritising a busy workload  
  • An excellent team player 
  • Proficient in a range of IS tools including the Microsoft suite 
  • Full driving licence and access to a car for business use.
  • Experience of marketing new homes for sale 
  • Experience of buying and selling property  
  • Experience of property refurbishment 
  • Welsh language skills.
