The housing projects delivered this year and what we can expect in 2026

United Welsh Development Manager Peter Seaborne reflects on the past 12 months in development and what we can expect to see in 2026.

“Building homes, creating communities and transforming lives is at the heart of our work at United Welsh.

It is also central to how we approach our developments, and as we are near the end of the year, now is the time to reflect on how our housing projects have made a difference for residents.

Throughout 2025 the development team have been working extremely hard to complete work on new housing development projects in a challenging environment.

One site which has reached completion this year is the new community at Cwrt y Rhos in Caerphilly.

This development of 31 homes for people seeking affordable housing through the Caerphilly Council Common Housing Register is a project we are truly proud to have delivered.

The homes are ideally located in the Caerphilly borough and are all rated EPC-A, the highest rating of energy efficiency that a property can be awarded.

They are fitted with energy-efficient technology such as solar panels and air-source heat pumps, helping to reduce energy costs for residents in the long term.

Timber frame structures from our Celtic Offsite factory have also been used in the construction of the homes, a mix of one to two-bedroom flats, and four to two-bedroom houses.

The development will have a lasting, positive impact on the community, helping residents to live happily with pressures such as the cost of living in mind.

This year has also seen us start work on some of our larger developments, notably Sanatorium Road in Canton, Cardiff, and Windsor Colliery in Abertridwr, Caerphilly.

Our Sanatorium Road development will generate much needed community benefits through our building contract with Countryside Properties (UK) Ltd, including new job apprenticeship opportunities and investment in local initiatives.

We will also be working with local businesses, schools and supporting community initiatives to make a real difference in the area.

The development will include a mix of 71 apartments and 32 houses, but providing homes here is just the start.

Work has also started this year on building homes at the former Windsor Colliery site, our largest development in Caerphilly to date with an initial infrastructure contract completed by Tom Pritchard Contracting Ltd and the housebuilding contract commencing with M&J Cosgrove Construction Ltd.

This will see the development of 152 homes next to Ysgol Ifor Bach in Abertridwr, providing high quality, affordable homes where people can thrive. The development will include houses and apartments available for social rent, affordable rent and sale.

It has been fantastic to work in partnership with Ysgol Ifor Bach, involving pupils on projects such as creating a mural and planting trees on the boundary of the development.

We certainly look forward to continuing this partnership in the months ahead, as work now begins on the second phase of the project.

Looking ahead towards spring 2026, we will soon be completing work to transform the former St Catherine’s Church in Crosskeys with our contracting partner YourSpace Projects Ltd. This development is providing 16 high quality, new build affordable apartments.

The homes will be our first to use infrared technology to heat the building’s structure and residents directly, consequently minimising heat loss.

This will help to ease financial pressures for residents, reducing their energy bills long-term while having a minimal impact on the environment.

The development marks a new chapter in the history of the site, and having visited recently, it has achieved a sensitive transformation and will be a great place for people to live.

I know 2026 will prove just as challenging from a development perspective, but I am excited with the schemes we have on site and in our pipeline.”
