Misuse of shared communal areas

Shared spaces, or ‘communal areas’ are spaces like stairwells, entrance halls, lifts and outdoor areas that are shared with neighbours.

These areas should not be used for people to drink alcohol or use drugs, dump rubbish items, exercise their animals, or in other ways that may threaten or endanger others.

Misusing these shared spaces may breach the ‘prohibited conduct’ terms of our housing contracts.

Untidy gardens can also be classed as a misuse of shared areas too.

If you can, talk to the people involved to make them aware of the issue they are causing, but never put yourself in danger.

If you can’t talk to them, or the anti-social behaviour continues, please contact us and if possible, provide their name, address and any evidence you have.

What can we do?  

  • Ask you for information to help us decide if any housing contract terms are being broken 
  • Investigate the issues and support the police and other agencies with their investigations 
  • Consider fitting extra security measures like CCTV, locks and security lights 
  • Invite you and your neighbour to mediation to find a resolution  
  • Issue warnings to people who have breached the terms of their housing contracts 
  • Ask the person / people involved to sign an Acceptable Behaviour Contract to acknowledge their behaviour and agree a positive way forward 
  • In the worst cases, we can take legal action such as applying to court for an injunction or seeking possession if they show no signs of stopping, despite repeated attempts to work with them.
